#25 Simi Valley Days Carnival – 365 Things to do in Simi Valley

simi valley days

(Video Below) The Simi Valley Days Carnival is a 5 day event that takes place the weekend after the Simi Valley Days Parade.  Rides, Food, Music and shopping are part of the fun.

The more unusual event is the Cow Chip Bingo contest.  You can buy a chance to win prize money in this event.  How it works, is you purchase a square on a large grid. A section of the park is fenced off, marked with a grid and half a dozen cows are left to roam while the spectators wait patiently for the cows to drop their load on a numbered square.

Simi Valley Home Sales Report For August 2010

Simi Valley Housing Market ReportThe  number of single-family detached homes sold in Simi Valley for the month of August 2010 retreated slightly for a second straight month.  While interest rates are favorable, loan qualification is tougher and buyers are not quick to jump into a purchase with the lack of tax credits for incentives.  The popular price range continued to dominate the under $500K price range.  The good news in the market is that the pricing has remained fairly stable over the last year.  The Simi Valley Housing market hit a low in May of 2009 and we have not seen prices attempt any return tn those lows.

The market is still very sensitive with the following factors weighing heavily on it’s ability to recover.

  1. Employment – If people aren’t working, they aren’t going to qualify for financing.  If companies are not creating jobs the economy is not growing.  This creates a lack of confidence among home buyers.
  2. Interest Rates – Low interest Rates will entice buyers to enter the market, but any up-shift in rates reduces the buyer’s price range options and will slow the market.
  3. Short Sales – These homes available to buyers can afford some good value, however they are unpredictable and add to buyer uncertainty in the market place.
  4. Foreclosures – These properties are perceived as bargains, but usually are burdened with maintenance issues and difficult seller terms.  The banks are slow to release these properties to market and the backlog adds to buyer uncertainty in the market place.
  5. Loan Modification – These potential sellers can spend many months trying to modify their loans  before eventually trying to Short Sell their home.  The long process to help these home owners adds to overall uncertainty in the housing market.

#24 Simi Valley Days Parade – 365 Things To Do in Simi Valley

simi valley days(Video Below) This year’s Simi Valley Days Parade took place on September 11, 2010. This event goes all way back to 1933 and was originally branded Pioneer Days.  I actually participated (in the parade) in the late 1970s with my high school and the route was on the East End of Simi Valley ending on Kuhner.

For the last 26 years the parade route has begun at Los Angeles Ave and Erringer; the parade moves west down Los Angeles Ave and ends at Sinaloa, with the announcers stand in the Von’s parking lot.

This is a typical Community Parade in which I believe our businesses and organizations have a prime opportunity to get out and show the Simi Valley community what we have available. It may not be the fanciest parade but it’s a lot of fun, all just the same and a great time to come out and support all our friends, their organizations and businesses.

The parade begins at nine o’clock and is preceded by a 5K/10k race. This is the kickoff to the Simi Valley days celebration that will take place at Rancho Simi Community Park at the corner of Erringer & Royal.

#23 Born To Be Wild Motorcycle Exhibit at the Ronald Reagan Presidential Library – 365 things to do in Simi Valley

Born To Be Wild Motorcycle Exhibit Simi Valley Ronald Reagan Presidential Library(Video Below) The Born To Be Wild Motorcycle Exhibit at the Ronald Reagan Presidential Library located in Simi Valley California will be on display till November 9th, 2010.  There are 40 collector classic motorcycles on display.  The Exhibit started out as a Harley Davidson display in connection with President Reagan’s (1983) leadership in protecting an American icon in motorcycling.

This exhibit not only helps teach the ties Ronald Reagan had in saving the Harley Davidson Company, but unknowingly takes place near the birthplace (Corriganville) of motocross racing in the United States.

Local Simi Valley resident, Keith Mashburn with his long history in the motorcycle industry helped locate 30 of the 40 motorcycles on loan to the Library.  Keith, a long time Simi Valley resident raced professionally for Yamaha in the 1970′s and is expert an on Southern California motorcycle racing history.  Keith Mashburn, now ra etired Firefighter, currently sits on the Simi Valley Planning Commission (Appointed by Mayor Miller) and is currently running as a candidate for City Council. If you ever want to chat about motorcycles or Simi Valley, Keith can usually be found on weekday mornings at The Grind Coffee Shop off Madera and Cochran Streets.

#22 Share the Road – Phillip Hernandez Memorial Ride 365 Things to do in Simi Valley

Elton Gallegly & Michele Hernandez Share the Road Phillip Hernandez Memorial RideMichele Hernandez tragically lost her husband Phil when he was struck by a motorist while riding his bicycle in Simi Valley’s Long Canyon five years ago. Through this devastating loss Michele created the Widows Bond and Soaring Spirits Loss Foundation to help other widows deal with life after the loss of a spouse.

Michele’s instrumental work with widows has earned her national recognition in USA Today News and recently an appearance on the Fox News Huckabee Show. Michele is truly one of the outstanding people of Simi Valley and will be honored at the upcoming Simi Valley Mayor’s Dinner.

Housing Prices Still Too High? Rightly Taking a Swipe at NAR

If you are a regular reader of this blog, you’ll know that I’m not a big fan of hyping the real estate market back into recovery. The banking industry, unemployment and the economy in general, still will have a large impact on home values over the next 3 to 5 years. It is not popular in my industry to not hype the advantages of home ownership. I am excited about the super low interest rates and the ability to get loans very close to the 4% range these days, a word of caution always needs to be included in the discussion. My word of caution is if you buy home today, plan on staying for a while before you see a significant increase in the value of that property.

Barry Ritholz, the author of The Big Picture Blog, as seen in this interview below on Yahoo Finance Tech Ticker. If it seems that Barry is taking a swipe at NAR, well maybe NAR deserves it, as I never seem to see any news come from NAR that isn’t always rosy.

Tough markets, down markets and depressed markets should not be scary or seen as a negative. It should be seen as an opportunity. Taking opportunity in these markets can be very rewarding if approached with proper research and patience.
