This is a quick snapshot at how the Indian Hills Estates Tract has reacted to the changing market. Sales data is from 2003 through July 13th 2011.

The Indian Hills area in Simi Valley consists of 5 tracts. The Ranch and Ridge Sections are the two largest tracts in the development with the Indian Meadows being the third largest.

** One of the properties started with a list price of $849,900 and eventually sold for $665,000. It was on the market for 1 year. It sold close to the reduced price and had a sales price close to the the other two sales. The one year market time and the huge price reduction skews, how this home would have reacted to market conditions if priced properly as the other two properties.

There are currently two homes for sale in the Indian Hills Estates tract as of July 13 ,2011. The average list price of the two homes is $626,975 with an average of 40 days on market, I have been most these homes and based on location amenities and pricing the final sales price will most likely average down close to the list price on one of the homes as it is in very good condition and the location is better.  The other listing (which is the same model) is in poor condition and backs Yosemite. It may close lower than the asking price.

The one sale in the Indian Hills Estates tract for 2011 at $712,500 in not an indication that prices are rising, this property really goes back to the rule of “Location, Location, Location.” It sits perfectly opposite the 5th tee at Simi Hills Golf Course and over looks the 5th green / fairway approach.  A good size lot for the tract and pool.  The sales comp will help the neighborhood, but it would be premature to say it will drive average pricing for the neighborhood over $700k.

This is a quick snapshot at how the Indian Hills Meadows Tract has reacted to the changing market.  Sales data is from 2003 through May 31st 2011.

The Indian Hills area in Simi Valley consists of 5 tracts.  The Ranch and Ridge Sections are the two largest tracts in the development with the Indian Meadows being the third largest.  Before the tract was built this is where hang glider pilots would come to train.  They would launch up by the water tank an fly out to the fields below that is now Placerita Drive.  The following sales data represents just the Indian Meadows area.

The tract was built in two phases, the first phase was the lower half in 1986 down along Placerita.  The homes up on Iroquois were built in 1989 and the floor plans were the same layout but made a little larger.  There are three two story models and a one story model.

The average list price of the five homes is $575,550 with an average of 35 days on market, I have been most these homes and based on location amenities and pricing the final sales price will most likely average down close to the $560,000 3 of the homes have already reduced their orignal list price 3%-5%.

There were four models built in the Indian Hills Ridge Tract of  Simi Valley.  Below are each of the Floor Plans along with a graph of the sales that have occurred form 2003 to May 31st 2011 for each floor plan.  The tract was built in a few different phases with some of the models with expanded square footage and over time some homes have been added on to and remodeled.  Located off Yosemite and Flanagan, the tract is surrounded by open space and parkland to the north and east.  Plans to built a community park off Flanagan have finally been brought to community groups for input.  The end of Flanagan is the Chumash Trail Head and access point for miles of hiking trails day hikes, exercise and recreation.

Properties for sale in the Texas Tract

Simi Valley’s Texas tract is one of the more popular areas north of the 118 freeway for home-buyers moving or relocating to Simi Valley. Typically comprised of older homes on larger lots with wide sweeping streets on a gentle sloping downhill, pricing has always been attractive to the largest segment of the market.

Texas tract single-family detached homes is made up of four different subdivisions. The Bellwoods, the Alpine’s, the Parklanes, and the New Monterey’s. The Belwoods and the Alpine’s were the first to tract built nearly 1960s. The shopping center located at the corner of Alamo and Tapo streets was anchored by a supermarket  (and if I remember correctly was an Alpha Beta at the time) that center is named The Belwood Center which now houses Fresh and Easy Markets and Yankee Doodles.

Below are some charts and tables of the sales data for Simi Valley’s Texas Tract beginning January 1, 2004 up through June 28, 2010. The average sales price in the area has dipped significantly below the 2004 averages and looks to be settling in the low $400,000 range. You may also notice that the volume has significantly slowed as well. The high number of foreclosed properties and short sales has added a negative impact on sales in the area.

While homeowners in the tract are patiently waiting for the recovery, those homebuyers looking to relocate into Simi Valley have an opportunity to find good value in one of Simi Valley’s most coveted tracts on the north east end of Simi Valley.

Simi Valley Oakridge Estates Homes For Sale Trends from 2003 -2009

Below are the general  home sales trends for homes in Simi Valley Oakridge Estates going back to 2003 to the end of 2009. There are a few homes for sale in the tract currently and as of the end of March 2010, no sales. The data was pulled from the Ventura County  Regional Data Share. Because of many changes in the systems that maintain the MLS data in 2003, data is not available from the MLS  prior to 2003. There will be an additional blog post with floor plans for the track and I will have graphs  illustrating the sales for each particular model.

In looking at the years below, the sales have pretty much returned to  pricing close to what we saw in 2003. However what is encouraging is that the Valley View model, the largest model in the tract, is trending better than in 2003.

The tract consists of approximately  220 homes and historically has low turnover. The low turnover is slightly problematic in that it gives appraisal firms fewer comparables to help support price increases. It was interesting as the market was moving up in the 2003 – 2006 markets that Simi Valley Oakridge Estates lagged in the increases compared other tracts.
