Are you preparing to sell your home? As you get closer to putting your home on the market, you make appointments with a couple different real estate agents to find out how much your home is worth and how they can help you sell your home.
When listening to these plans on how to market and sell your home, take time to consider if the real estate agent is using your home to promote their business or if their marketing is directed at getting buyers interested in your home.
The National Association of Realtors publishes a home buyers and sellers profile every year. In this report they show through research how buyers find their homes, what they find useful in their home search, the frequency buyers use different information sources and what they find valuable in their home search process.
It goes without surprise that the Internet and real estate agents are the two dominant home search points, but yard signs and even open houses still factor in buyer activity.
Buyers still drive neighborhoods, they may spend time looking at homes on the Internet and viewing information about the community on the Internet; what remains is they still drive the neighborhoods they want to live in.
The traditional “for sale” yard sign’s primary purpose is to create exposure for real estate agent. It is to get their brand in front of the other homeowners who live in the neighborhood. This is very simple to understand, because if you drive through a neighborhood and look at the real estate signs you’ll see the name of the company, the name of the agent and in some cases there will be a photo of the agent on the sign. The sign never tells a story about your home, the sign never offers a teaser to get a potential home buyers to want to come take a closer look. That style sign is a brand awareness sign and frankly, you are hiring me to sell your house not use your house to market my brand to your neighbors.
Seven (7) years ago I decided that I needed my yard signs to convey a different message to home buyers. I want the buyers not to just drive by a sign and wonder what the home was like behind the front, but I wanted to give the buyers a peek. This peek is designed to get them to call off the sign for more information. The peek is designed to get them to stop and take a closer longer look. This peek is to motivate them look at property information on their phone right then and there while in their car. Why let them drive away only to forget about your house?
How do I do this? I use custom yard signs that have two photos of your home. Usually the back yard and a high point from the interior of the house, i.e. a gourmet kitchen, inviting family room, stately living room, etc. There is a reason why I spend the money I do for a one time custom sign. It works, it creates more interest and I have doing this since April 2008.
