Understand Exposure in a Digital Mobile world – Apple’s iPhone and Google’s Android command close to 95% share of all smart phones used in the United States. The Windows iPhone is at 3% and the Blackberry could possibly be on its way out. The Pew Research Center reports that only 15% of US adults do not use the Internet. That 15% is 65 or older, live in rural areas, and have annual incomes lower than $30,000. 91% of the adult US population owns a cell phone, 56% are smart phone users. The research center also reports that 63% of all US adult cell phone users, use their phones to go online.
I’m really not trying to bore you with bunch of statistics other than making the point that mobile devices are dominating how adults interact throughout the day. How businesses market to adults is ever more important to incorporate mobile marketing strategies. Real estate marketing is highly centered around online exposure. However, most don’t contemplate how that marketing is going to appear to mobile phone users. All you have to do is walk into a restaurant, go to the park, go just about anywhere and you can see all the people around you interacting with their phones or even a tablet.
Hiring a real estate agent to show up, take pictures and upload information about your home to the Multiple Listing Service is only part of an online marketing strategy. Photos, video and content of your home will be syndicated out to many different websites. The big question in this effort is, how does the marketing of your property look when viewed on a mobile phone or tablet?

Set a Realistic Price – The National Association of Realtors Survey revealed that 61% of recent home sellers reported reducing their asking price at least once, delaying the sale of their home. Our job to get the highest price possible for your home. Setting the original listing price higher than the area comprables can actually work against you. A fundamental shift in real estate marketing has occurred in the last couple years. That shift is in the days on market which has become shorter over the last few years. The shorter time period is due to online exposure, exposure to more eyes than ever previously available prior to widespread adoption of the Internet for research and purchasing.
Understand who is your target buyer – Advertising for advertising sake will just end up being a waste of time and effort by everyone involved. The typical real estate magazine and newspaper advertisements are old and stale before they even leave the print shop for distribution. Likewise doing blind mailings to demographics that may not be able to afford your home or even be interested in your home is a poor use of time and energy as well. The number one way to reach the largest pool of home buyers is the Internet hands down. Energy and efforts focus there first followed by other more traditional support means will be more effective.
